Four Factors That Determine Whether Your House Will Sell

Price
In a rising market, it is especially important to price your house correctly in order to get the maximum sales price. On one hand, if your house is underpriced, you will lose money. On the other hand, overpricing may result in you receiving no offers at all. In our current market, when a house stays on the market longer than 30 days, the sellers almost never get as much as they would have by pricing the home correctly at the start.

Location
You may have heard the old adage: “The 3 keys to selecting real estate are location, location, and location.” While it’s true that a great location will always cause a house to be in high demand, what are you going to do about it? You can’t move your property to a better location. So, you just need to understand that the location of your home will be reflected in the price. If you have a terrific location that is quiet, in a good neighborhood, and have a nice view, then we will be able to get more money for your house. If you have road noise and no view, then you simply cannot expect to get quite as much for your property.

Condition
It is always a good idea to make sure your home is in top condition before you put it on the market. Statistically, sellers get $1,000 in higher sales price for every $500 they spend fixing their home up prior to the sale. And homes in great shape sell faster. However, you want to be careful not to waste money on items that won’t result in a higher price. I can give you specific suggestions on what to do prior to placing your home on the market.

The Agent You Choose
Not all Realtors

You are placing what is probably your most valuable possession in the care of an agent and you want to hire an agent who knows your community and who has a demonstrated track record of getting houses in your neighborhood sold. The wrong agent may not only cost you thousands of dollars but they may not be able to get your house sold at all.

n contrast, traditional real estate companies use the “Up Desk” concept. They have newer, less-experienced agents handle all incoming phone calls. Often, the agent answering a call from a potential buyer has never even seen the house the buyer wants to know about. This turns off buyers and kills sales.
